Happy July & Summer!

Summer is here! but the latest storm certainly upset many households, our thoughts are with everyone. Please let us know if you need some professional contacts to assist you.

We have decided to simplify how we are sending out our newsletter, once a month with an Update on the Ottawa real estate market, mortgage news and featured properties and separately periodic articles that you will also find in our Blog on our website. We appreciate your feedback, please let us know if there are topics you would like to hear about or in a different format.

The Ottawa real estate market is moving a long. There is good choice of properties and now is a good time to explore the market place and different neighborhoods. Although many think the summer months are slow, many buyers enjoy shopping in the nice weather and timing moves before the school year starts and fall is upon us. As of July 6, the Ottawa Real Estate Board reports 1,518 properties (residential & condominiums) sold in June 2026, down 4.9% year over year. The market remains balanced but differences can be seen across neighborhoods and types of housing, requiring sellers and buyers to be up to date on market activity in surrounding neighborhoods. Year to date, 6,969 homes have sold, a 6.1% decline from the same time period in 2025. There were 4,982 active properties on the market in June, up 13.2% year over year. The average sale price for homes sold in June 2026 was $733,648, about a 1.3% increase when compared to June 2025. However, the median price was $655,000, a 1.3% decline from June 2025. Year to date, Ottawa’s average price was $703,018 (down 0.2%) and the median price was $640,000 (down 1.5%), compared to the same period in 2026.
