The Ottawa real estate market is moving a long. There is good choice of properties and now is a good time to explore the market place and different neighborhoods. Although many think the summer months are slow, many buyers enjoy shopping in the nice weather and timing moves before the school year starts and fall is upon us. As of July 6, the Ottawa Real Estate Board reports 1,518 properties (residential & condominiums) sold in June 2026, down 4.9% year over year. The market remains balanced but differences can be seen across neighborhoods and types of housing, requiring sellers and buyers to be up to date on market activity in surrounding neighborhoods. Year to date, 6,969 homes have sold, a 6.1% decline from the same time period in 2025. There were 4,982 active properties on the market in June, up 13.2% year over year. The average sale price for homes sold in June 2026 was $733,648, about a 1.3% increase when compared to June 2025. However, the median price was $655,000, a 1.3% decline from June 2025. Year to date, Ottawa’s average price was $703,018 (down 0.2%) and the median price was $640,000 (down 1.5%), compared to the same period in 2026. The market remains balanced but differences can be seen across neighborhoods and types of housing, requiring sellers and buyers to be up to date on market activity in surrounding neighborhoods. Year to date, 6,969 homes have sold, a 6.1% decline from the same time period in 2025. Single family home average pricing increased 1.2% but the median price declined 1.2% year over year, while townhomes average price decline 3.1% and median price decreased 3.4%. Apartments experienced a 3.2% average price increase but the median price declined 8.2%. There were 4,982 active properties on the market in June, up 13.2% year over year.
The average sale price for homes sold in June 2026 was $733,648, about a 1.3% increase when compared to June 2025. However, the median price was $655,000, a 1.3% decline from June 2025. Year to date, Ottawa’s average price was $703,018 (down 0.2%) and the median price was $6,000 (down 1.5%), compared to the same period in 2026.
Single-family average price was $880,467 in June 2026, about a 1.2% increase from June 2025. Townhomes average price was $554,990 in June, a decrease of 3.1% when compared to June 2025, the median price also declined 3.4% year over year. Apartments average price was $432,199, up 3.2% from June 2025 but the median price was down 8.2% year over year.
The MLS® Home Price Index (HPI), shows that Benchmark prices for single-family homes continues to be the most reslient remaining flat year to date. Year to date as of June 2026, townhouse Benchmark average and median prices fell 2.8% and 2.9% respectively. For apartment style properties, Benchmark average and median prices year to date as of June 2026 fell 4.4% and 6.7% compared to the same period in 2025.
For Kanata, unit sales in June (all housing types) were 164, translating to approximately a 10.9% decrease when compared with June 2025. For greater Stittsville (includes Stittsville, Richmond, Munster & surrounding area), unit sales in June 2026 (all housing types) were 87 units, remaining flat when compared to June 2026. In Kanata, the average sale price in May 2026 was $730,439 for all housing types (a 3.9% increase from June 2025), however, the median price was down 1.8% when compared to June 2025. The median days on market was 25.5 days. For greater Stittsville, the average sale price in June 2026 was $783,242 for all housing types (about a 4.0% decrease from June 2025), the median price was $730,000, about a 6.7% decline from June 2025 and the median days on market was 21 days. June residential inventory in Ottawa – The inventory of homes on the market in Ottawa in June increased. There were 1,518 new listings (all housing types) on the market in June 2026. In June 2026, there were 4,982 homes for sale (all housing types), a 13.2% increase when compared to June 2025. This generally gives buyers more choice and time to look at more homes. But this can be different by neighborhood and style of home. It is hard to say this, but with September around the corner, buyers are looking for family homes and wanting to get into them before school starts. Monitoring supply of homes in specific neighborhoods and recent sales is key for purchasers and sellers.
At the end of June 2026, Ottawa remains in a balanced market with a sales-to-new-listings ratio of 48.8%. Ottawa’s inventory of homes (all housing types) is 3.3 months (this is the number of months it would take to sell current inventories at the current rate of sales activity), up from 2.8 months in May. However months of inventory varies across property type and region. For single family homes was: 2.8 months, up from the previous month of 2.7. Months of Inventory for townhomes was: 3.2 months compared to 2.7 months in May. Months of Inventory for apartments increased to 5.3 months from 4.8 months in May.

The federal and Ontario governments have introduced new GST/HST rebate programs that could provide eligible buyers with up to $130,000 in tax savings. Whether you’re a first-time buyer or moving into your next home, it’s worth understanding how these new programs work before you sign a purchase agreement.
What’s New?
Federal First-Time Home Buyers’ GST Rebate: Eligible first-time home buyers may now receive:
Ontario Enhanced New Housing Rebate: Ontario has also introduced an enhanced provincial rebate that may provide up to $80,000 back on the provincial portion of the HST for qualifying new homes. Combined with the federal rebate, eligible buyers could save up to $130,000.

Many people assume these new tax savings are only available to first-time home buyers—but that’s not entirely true!
First-Time Home Buyers
You may qualify for: The new Federal First-Time Home Buyers’ GST Rebate and the Ontario’s Enhanced New Housing Rebate. Together, these programs can provide up to $130,000 in savings on a qualifying new home.
Previous Homeowners
If you’ve owned a home before, you do not qualify for the new federal First-Time Home Buyers’ GST Rebate. However, you may still qualify for Ontario’s Enhanced New Housing Rebate, provided you meet the program’s eligibility requirements. If you’re planning to move into a newly built home, don’t assume you aren’t eligible—it’s worth reviewing your situation before making a decision.
Who Qualifies?
To qualify for the federal First-Time Home Buyers’ GST Rebate, you generally must:
Ontario’s enhanced rebate has different eligibility requirements and is not limited to first-time buyers.
Important: Every Builder Does Things a Little Differently
One thing I’ve already started seeing is that builders are not all handling these rebates the same way. Some builders include the rebate directly in the purchase price, while others require buyers to assign the rebate to the builder at closing. The wording in each Agreement of Purchase and Sale can vary significantly and may affect: how the rebate is applied, what you pay at closing and your obligations if you do not meet the eligibility requirements.
Because every builder’s agreement is different, I strongly recommend having a realtor involved and your real estate lawyer review the purchase agreement before you sign. Your lawyer can explain exactly how the rebate is being treated and confirm whether you qualify under the terms of your agreement. Whether you’re buying your first home or your next home, understanding these rebates could have a significant impact on your overall costs.
