New Home Construction – What You Need to Know

If you are someone who prefers to buy new, loves to customize your home or perhaps appreciates being an original owner then new home construction and buying from a builder may be for you.

There are advantages in using a Realtor® who has specialized expertise and knowledge of Ottawa builders and the procedures in purchasing a new home. Builders have a single price policy, so whether you use a Realtor® or not the builder sells the home at the same price. Most Builders pay the Realtor® a co-broke fee for service. Co-broking is a service that was set up so that the Realtor® community and the Builder community can work in tandem to help clients find the best home.

You may be temped to reach out to a builder directly if you are thinking of buying a new build home or condo. It is imperative that we introduce you to the builders ahead of time. Often the builder will ask you to provide your email on their web page to get more information or register you by signing a guest card at a builder’s sales center, and at this time you should mention you are working with a Realtor ®. It is important that we visit the sales centre with you at the first opportune time in order to represent you.

Beyond the multitude of design options the builder will have for you, considering which neighbourhood, location and lot are important factors for your family as well as for making a good investment. We can provide input on lot choice and upgrades and their impact on your budget and investment. Following up with Ottawa builders on key questions about new construction is an important role we take on.

There are many good builders in Kanata, Stittsville, Barrhaven and surrounding areas including Carp, Richmond, Carleton Place and Arnprior.  In addition, there are a number of new condo buildings being built throughout the City. You want a builder who is experienced, highly skilled and who offers the best designs and the best quality. Fortunately, builders in the Ottawa area are very reputable and strive to build their homes to the highest standards. We will help guide you to the best.

There is a code of ethics that governs builders which calls for fair and honest dealings with both consumers and the people they do business with. We deal mainly with members of the Greater Ottawa Home Builders’ Association (GOHBA) and can recommend these builders. The builders are also members of the Canadian Home Builders Association.

These builders offer a variety of neighborhood locations and are in different stages of development and lot release. With our knowledge of the various neighbourhoods and builders in Ottawa, we can help you!

Timing of the closing on your new build home or condominium is an important factor to consider, especially if you have a home to sell and need the funds from your present home for your new build purchase. We can guide you through the steps to take in selling and buying a home at the same time. Determining the best time for closing, selling to get top dollars, and being able to make the move a smooth transition are paramount.
